§ 3.12. Utilities.
3.12.1
Location. Overhead utility lines shall be located along the front, side or rear property lines, or such other location as may be approved by the utility companies involved. The facilities for underground utilities or conduits for their construction shall, whenever possible, be in place prior to the construction of any base or paving on streets. All facilities for utilities shall, where possible, be placed in easements provided for that purpose in the subdivision or located as approved by the building official.
3.12.2
Easements. Utility easements for electric and telephone service lines, sewerage lines, water lines, or other such utilities located along rear lot lines or side lot lines or passing through a lot shall be a minimum of ten feet wide. Easements along lot lines shall be centered on the lines. Additional width may be required if determined necessary by the building official. Where topographical or other conditions are such as to make impractical the installation of utilities along the rear lot lines, perpetual unobstructed easements at least ten feet in width shall be provided alongside lot lines with satisfactory access to the road or rear lot lines. Easements shall be indicated on the plat.
